Terms of Service

Agreement to Terms

By accessing or using the website at www.realtyrepairco.com, or by engaging the services of Realty Repair Co. (a registered trade name of APCON LLC, Washington State General Contractor License #APCONL*825QO), you agree to be bound by these Terms of Service. If you do not agree, do not use this website or engage our services.

Diagnostic Fee

The $350 forensic diagnostic fee is charged at the time of scheduling and is credited in full toward the repair contract if you proceed with the scope of work proposed. The diagnostic fee is non-refundable if the appointment is completed as scheduled. The diagnostic fee does not constitute a deposit on any repair work, nor does it obligate APCON LLC to perform repair work at any particular price.

The diagnostic produces a written findings document and a fixed-price lump-sum proposal. Proceeding with repair work requires a separate signed contract.

Repair Contracts

All repair work is performed under a written lump-sum fixed-price contract. No work will begin without a signed contract. The contract documents the complete scope of work, total price, payment schedule, and project timeline. Changes to the scope after contract execution require a written change order signed by both parties before additional work is performed.

  • APCON LLC does not perform work on a time-and-materials or hourly basis
  • All contracts are lump-sum fixed price — the price in the signed contract is the price at invoice
  • Permit fees, when required, are line-itemed in the contract and are not added after execution
  • Specialty trade work (plumbing, electrical, mechanical) is coordinated under GC oversight and subcontracted to appropriately licensed Washington State contractors

Scope Limitations

APCON LLC holds Washington State General Contractor License #APCONL*825QO. All structural framing, dry rot remediation, crawl space repair, and related work is performed directly under this license. APCON LLC does not hold specialty trade licenses for plumbing, electrical, or HVAC and does not self-perform specialty trade work. When specialty trades are required as part of a repair scope, APCON LLC coordinates licensed subcontractors under GC oversight per RCW 18.27.

Structural Guarantee

All structural repair work performed by APCON LLC carries a written 5-year guarantee against defects in workmanship and materials. The guarantee is issued at project completion as a written document. The guarantee applies to the specific scope of work performed and does not cover pre-existing conditions outside the defined repair boundary, damage caused by subsequent events, or conditions resulting from owner modifications to completed work.

These Terms of Service are governed by the laws of the State of Washington. Any disputes arising under these terms or in connection with services rendered by APCON LLC shall be resolved in Pierce County, Washington.

Changes to These Terms

We may update these Terms of Service periodically. The effective date at the top of this page reflects the most recent revision. Continued use of this website or engagement of our services after any update constitutes acceptance of the revised terms.
