Why South Hill Homes Fail Structurally
South Hill is not Tacoma, and it does not fail like Tacoma. Tacoma's structural problems come from century-old framing, undersized original members, and pier-and-beam foundations that were never engineered. South Hill's problems come from something different: a large, fast-built housing stock from the 1980s through the early 2000s that is now hitting the exact age where its first generation of moisture failures surface. Different cause, different failure pattern, different repair scope. Diagnosing a South Hill home with a Tacoma assumption is how contractors miss the actual defect.
Much of South Hill sits on Vashon glacial till: a dense, low-permeability layer that water will not pass through. Surface water percolates down through the loose upper soil, hits the till, and then travels sideways — often straight into a crawl space on the uphill side of a house.
